How this calculator works

Gross yield is annual rent divided by purchase price. Net yield subtracts vacancy, management fees, rates, insurance, strata and maintenance from rent before dividing by price — a much better measure of how the property actually performs.

Cash flow takes net operating income and subtracts your annual loan repayments (principal + interest in year 1). After-tax cash flow adds back your tax refund (or subtracts extra tax payable) based on your marginal tax rate.

Cash-on-cash return measures after-tax annual cash flow against the cash you actually invested (deposit + acquisition costs). Total return year 1 adds the first year of capital growth and the principal you paid down on your loan.
