How stamp duty works in Australia

Stamp duty (sometimes called transfer duty or land transfer duty) is a state-based tax on property transfers. Each state and territory sets its own rates, brackets and concessions, so the same purchase price can produce wildly different duty bills.

Concessions exist in every state for first-home buyers, but the thresholds and taper points vary. Foreign-buyer surcharges (typically 7–9%) apply on top of base duty in most states.

This calculator uses publicly-available rates from each state revenue office and is updated annually. Always verify with the relevant revenue office before making an offer — rates and concessions change.
