How land tax works for investors
It is charged on land value, not property value. Land tax uses the unimproved value of the land, as set by your state's valuer-general. That is usually well below what you paid. Your valuation notice or council rates notice shows it.
Your own home is normally exempt. Principal place of residence land is excluded, so land tax mostly hits investment properties, holiday homes and vacant land. Enter only the taxable properties in the calculator.
Values are combined. Most states add up the land value of everything you own in that state before applying the scale. A second investment property can therefore push the first into a higher bracket.
It is tax-deductible. Land tax on a rental property is a deductible expense, so the after-tax cost is lower than the figure shown. Include it in your negative gearing and investment analysis.
The Northern Territory has no land tax. The ACT charges rates and fixed charges on investment property rather than a state land tax scale, so it is not calculated here.
